Roof Flashing Repair
Leaks at chimneys, vents, walls and other roof joints. Assess the connection rather than covering the symptom.
Vancouver & the Metro Vancouver core
Water around a skylight can involve the roof connection, flashing, the skylight unit or condensation. An assessment helps distinguish the cause before you commit to resealing, reflashing or replacing anything.
Describe where the moisture appears: around the frame, along the ceiling below it or on the inside of the glass. Mention whether it happens during rain, in windy conditions or at other times. These observations are useful starting points, not a diagnosis.
Include the age or brand of the skylight if known and say whether it has been repaired before. You do not need to remove trim or climb onto the roof to find a label. A clear description of what you can safely see is enough for the first enquiry.
A skylight relies on both the unit and its connection to the roof. Nearby shingles or membrane, flashing and the mounting detail may all affect how water is managed. Replacing only the visible seal may not address a problem lower in the assembly.
The assessment should explain whether the likely issue is with the roofing detail, the unit or another source of moisture. Ask what will be repaired, which materials are included and whether surrounding roofing needs to be disturbed.
A local repair may be appropriate when the unit and surrounding roofing are otherwise serviceable. A damaged or deteriorated unit may call for a different approach. Do not assume every leak requires a new skylight, or that every older skylight can be repaired effectively.
Replacement suitability, product availability and any interior finishing requirements should be discussed separately. Ask whether interior work is included in the quote. A roofing repair description should not leave you guessing about what happens to the ceiling or trim afterwards.
Our priority enquiry areas include Vancouver, Burnaby, Richmond, New Westminster and the North Shore. Select Skylight Repair and include your city, the number of affected skylights and whether water is currently entering the property.
Photos taken safely from inside can help during the follow-up, but are not required by this form. Let us know about property access and strata approval requirements. For active water entry, call to check current availability and explain the urgency.
It is possible. Moisture on the inside of a skylight is not enough to establish a roof leak. Describe when and where it appears so the cause can be assessed.
That depends on the unit and the source of the problem. A flashing issue and a failed skylight unit can require different solutions.
Do not assume so. Ask whether interior finishing is part of the quote or needs to be arranged separately before approving the work.
