Skylight Leak Repair
Water around a skylight or its roof connection. Identify whether the issue involves flashing, the unit or another source.
Vancouver & the Metro Vancouver core
Flashing helps direct water away from roof joints and openings. When a connection fails, a roof can leak even when most of its surface looks intact. Tell us whether the problem is near a chimney, vent, skylight, wall or valley.
Roof surfaces meet walls, chimneys, vents and other features in different ways. These junctions need details that work with the surrounding roofing. Water entry at one of these points can be difficult to judge from a ground-level photograph.
Useful information includes the room where a stain appears, whether it is beside a chimney or skylight, and whether the leak changes during wind-driven rain. Mention any previous sealant patches or repairs. You do not need to identify the specific type of flashing yourself.
The appropriate work may involve repairing or replacing part of a flashing assembly, addressing a vent connection or correcting how materials meet. The surrounding shingles or membrane may need to be examined at the same time.
A bead of sealant is not automatically a lasting solution to a failed connection. Ask how the proposed repair directs water away, which materials will be worked on and whether the underlying detail is sound. The right method depends on the particular roof and junction.
A stain near a chimney does not prove that the roof flashing is the only cause. The chimney itself, adjacent roofing and the connection between them may need to be considered. Similarly, a roof valley or wall junction should be assessed as a complete detail rather than as one isolated spot.
If related masonry or another building component needs separate attention, that should be explained before the roofing work is agreed. Ask what the quote includes and which issues, if any, sit outside the proposed repair scope.
BC Roof Repair accepts flashing enquiries in Vancouver, Burnaby, Richmond, New Westminster, North Vancouver and West Vancouver. Include your city and the feature nearest the suspected leak, such as a chimney, plumbing vent or upper-storey wall.
Choose Roof Leak Repair in the form and mention flashing in the message. Photos can be discussed during the follow-up, but only take them from a safe location. Call to check availability when the roof is actively leaking.
No. Sealant can have a role in some details, but it does not automatically correct a failed flashing assembly. The joint and surrounding materials need to be assessed.
No. The roof connection and the chimney itself may both need consideration. A clear scope should explain which part of the problem the proposed work addresses.
Select Roof Leak Repair and describe the suspected flashing location in the message. For example, mention a chimney, wall junction, vent or skylight.
